COLUMBUS, GA (WTVM) -"All of Harris County, Stewart County, Chattahoochee County, Taylor County, all of those areas are involved in that and a lot of Lee and Russell County," says Marcus Coyle, President of the Columbus area Mortgage Bankers Association.

He's talking about a program administered by the US Department of Agriculture.

It's provides loans at 100% to eligible home buyers in rural areas.

"If you've got a household income of $75,000 or $80,000 or less, then you're going to qualify on the income part of it," explains Coyle.

There are other qualification requirements.  Often referred to as Section 502 loans, the 100% financing can also be used for renovations, repair or building new homes in counties that qualify.

Coyle says things can get a bit confusing in certain parts of Russell and Lee County.  Due to the volume of growth in the area, several subdivisions have been annexed into Phenix City.  So, in some cases, they would no longer qualify.
